COMMERCIAL REAL ESTATE-THE DECLINING DOLLAR

If you have been on vacation in Europe, or even Canada, lately, there's probably no doubt in your mind that the dollar's ongoing slump is bad news. The financial press has been filled with a debate over the pros and cons of the weak dollar for the economy, but what does it mean for the commercial real estate market.
Cheap dollars should make the U.S. commercial real estate more appealing to foreign buyers with stronger currencies. The dollar has been losing value to other currencies since 2003. The biggest problem is the hugh and increasing trade deficit. More fed rate cuts could make the situation even worse. The subprime crises has caused a lack of confidencein the U.S. It used to be seen as a safe haven Get used to it --the dollar is not going to recover anytime soon. But,evenually, the dollar will return to equilibrium and the trade deficit will stabilize to a lower rate, but it will take time. FLORIDA COMMERCIAL MARKETS

The credit crunch is creating challenges in South Florida's commercial real estate markets for 2008. Higher costs to borrow money and tougher requirements impossed by the lending institutions,the contraction of some financing vehicles and the possibility of a recession threatens to compress rents,raise capitalization rates and slow sales of office,retail and warehouse properties. These conditions are creating an environment where cash is king and less experienced ,higher leverage buyers and operators are less able to maneuver. Like the residential market --commercial is vastly becoming a buyers market especially if cash is the dominate vehicle of purchase and the LTV is low. PALM BEACH COUNTY COMMERCIAL

Scripps Research Institute is presently developing their organization in Palm Beach County--Jupiter area---Now Max Planck Society is committed to the same area . If the two were put together in an equation, their effect would seem more like multiplication. Scripps is the high throughput drug screening technology while Max Planck is the bio imaging technology. They are both complementary to each other.This gives them a hugh advantage in competing for federal research grants. we are looking at couple thousand jobs and 5,3 billion in gross state product in the first 20 years. FAU college is down the street in jupiter and will lead to new graduate programs. The quality of life for the residents in the area is strong and the commercial market will be even stronger based on all the services required by the new jobs and new home buyers.
